Management duties and responsibilities

Landscaping

NAI Southcoast to obtain landscaping proposals and hire a professional company to manage all landscaping needs including mowing, trimming, fertilizing, mulching, weed control, replacement and irrigation.

Janitorial Work

NAI Southcoast to obtain janitorial proposals and hire a professional company to manage all common area cleaning. These tasks are to include restrooms, flooring, window cleaning and all other facets of maintaining a clean building to the highest standards possible.

Maintenance Person

NAI Southcoast employs a Maintenance Person who works closely with the Property Manager on all buildings managed by NAI Southcoast. This person handles work orders, odd jobs, lease related maintenance issues and general supervision of your property under the direction of the Property Manager. This is a savings to you in that your building does not need a full time maintenance person, but rather needs a low-cost option for uncomplicated maintenance issues.

Rent Collection

NAI Southcoast to invoice tenants for rent and common area charges that are mailed to tenants on a monthly basis. Any necessary notices and evictions to be coordinated by NAI Southcoast.

Repairs and Maintenance

NAI Southcoast to supervise all necessary repairs and maintenance, including tenant related maintenance, where and when necessary.

Tenant Improvements

NAI Southcoast to supervise all tenant build outs and related work, to include the attainment of permits, there view of plans and coordination of such build outs. This service is included in the
monthly management fee with no additional cost to you.

Bookkeeping and Monthly Reporting

NAI Southcoast to prepare all necessary reports for Owners and Owners Accountant. The reports and status of your property will be supplied to Owners on a monthly basis and reports to accountants on an annual basis to assist in filing annual reports.

Reporting

Monthly reports to be distributed to all partners.These reports are to include the following:

  • Balance Sheet
  • Income Statement
  • Check Register
  • Bank AccountBalance
  • Rent Roll
  • Owner Statement

Staff

With two full-time management personnel, a fulltime bookkeeper, multiple agents, as well as the necessary support staff, NAI Southcoast will effectively manage your property. Our full-time employed maintenance person will monitor the building weekly for any maintenance repairs or clean-up and to ensure the property is at its’ best.
